 A generalization for the consumer: CODI & COSI receives its monies from deposit account such as Checking Accounts, Savings Accounts, 6-month, 1-year and 2-year cd deposits and lends these deposits to consumers in the form of mortgage financing offering low-rate payment-options. The interest rates in effect on these deposits are the basis for the Cost Of Deposit and Cost Of Savings Indexes.

 
 CODI and COSI Indexes are considered the more stable indexes in the industry. Being one of the most widely used Pay-Option ARM's across the country their popularity is gaining rapidly by homeowners refinancing and real estate investors nationwide. 

 

 1% five-years of Guaranteed Payments. The CODI & COSI  Loans offer guaranteed payments with a start rate of 1%.... CODI & COSI have a maximum annual payment cap that changes at a fixed rate of 7.5% of the previous years payment.  For Example: Year-one $1000.00, year-two $1075.00, year-three $1155.00, Fixed rate lock option becomes available at the beginning of the forth year and is availalble up to the end of the seventh year or keep the cash-flow going into year-four $1241.00, year -five $1334.00 and into to year six for nine more months as well.  At this stage the loan will be pushed into the Interest-only, 30-year payment or fifteen-year payment options.

 

 The ultimate feature is the fixed rate conversion option: The CODI & COSI Loans are the only pay-option arms that offer the convertible fixed-rate-lock-option between years four and seven. This means that the lender will for a $200 processing fee convert your CODI or COSI Loan into a 30-year fixed rate Fannie Mae conforming mortgage loan with no closing costs and without having to refinance.  Low payments, cash-flow, fixed rate option, what better and more realistic idea for a mortgage program can you think of.
